MSZ Auto Sales - Rezoning Request Support

Shehryar Zafar of MSZ Auto Sales approached the Association seeking a letter of support in conjunction with a request for rezoning. 

After meeting with the neighbors represented by the Northampton Neighbor Network

(NNN) the association will consider support the granting of a conditional use permit (CUP) with a

list of conditions that represent the neighborhood interests while not intruding on those

of MSZ Auto Sale business model:

1. Test drives are not conducted within the boundary of the neighborhood network. 
2. No car maintenance (including, but not limited to, replacing brake pads, oil changes, major body repairs/collision repairs) will be done at the property.
3. Northampton Neighbors Network (NNN) to be alerted if MSZ Auto Sales require additional parking spaces. 
4. Spare vehicle parts will not be stored on-site.
5. Meetings with clients will be conducted only during business hours by appointment.
6. Business hours will be limited to 8 a.m. to 8 p.m.
7. Automobile loading and off-loading (as from a vehicle carrier) will not be made to the 3720 business site. Arrangements should be made by MSZ Auto Sales to use a parking lot (e.g. a nearby business with adequate off-street parking to prevent traffic interruption or the blocking of alleyways.
8. Vehicles received by MSZ Auto Sales will only be transferred to the business site during normal business hours.
9. No exterior signage except the existing sign on the entry door.
10. Property shall not become a nuisance property. Should nuisance issues arise, MSZ Auto Sales will work with the SLMPD and the community to address them.
